The importance of a pre-purchase property inspection

By James Brown

As a first time buyer moving into the Burpengary real estate market, there are a lot of different things that are no doubt running through your mind. Everything from securing a home loan pre-approval through to figuring out the type of kitchen you want your new home to have – these are all major things to take care of.

However, one of the biggest checks you need to do before committing to any property is to perform a home inspection. Different from an open inspection, a home inspection involves hiring the services of a professional to come and investigate the integrity of the real estate before you sign along the dotted line.

These are to ensure you're buying a home that is in a good condition and to avoid lopping you with expensive repairs that could have been taken care of before the sale was confirmed.

Things like structural damage, major water stains, insect infestations and drainage/electrical integrity will all be tested and checked to help protect you in the long run. After this, you'll receive a report detailing the results of the inspection, which can inform your decision and help you make the right choice.
