3 tips for a stress-free auction day

By James Brown

Are you considering selling your home? It's certainly not a bad time to do so, as according to the suburb report from Residex regarding real estate in Burpengary, the median price for houses has increased 5 per cent over the year to August 2015.

Figures from CoreLogic RP Data show that spring is indeed the selling season, as over September 2015 the number of new listings on the market around the country shot up to levels unseen since March. And with increased sales comes increased auction activity.

"The number of auctions held over the month of September was 31 per cent higher compared with September 2014 and new listing numbers are ramping up at a faster rate than last year as well," said CoreLogic RP Data Head of Research Tim Lawless.

If you're thinking about selling your home via auction, here are a few tips to make your day as stress-free as possible:

1. Fix up any problems

If you were to purchase a damaged product, you'd expect it to be discounted, right? The same principles apply to property. All potential buyers are going to be looking for any reason to pay less for your home. Therefore, if the paint is streaky, apply a new coat. If the faucet is leaking, get it tightened. If the wall has a hole, fix it.

2. Prepare yourself emotionally

You've most likely heard the old adage "what will be, will be". Regardless of your circumstances, there's almost always nothing you can do on auction day to change the outcome. If the house does sell, fantastic! If not, never fear as there are always other options available. Sit back and enjoy the fireworks.

3. Choose the right agent

Choosing the right agent is undoubtedly one of the most important aspects of selling your real estate in Burpengary. A competent agent will be able to take care of marketing your home, running open homes and assisting in setting a suitable reserve – potentially garnering a greater selling price.
